Declaration of Covenants, Conditions, Restrictions, and Easements AND Bylaws for Turkey Ridge Ranch

Turkey Ridge Ranch is not governed by the State of Colorado CCIOA laws. However, after extensive review and experience with our Covenants and By-Laws via POA attorneys, we have been able to  clarify a lot of the definitions and rules as written. These are available for discussion with Board members. Covenants are used as a guiding tool for both owners and board members. They cannot be easily interpreted always, but we will provide any and all assistance we can to help you better understand any portion of them.

The Covenants have been re-typed for readability only and printing for your convenience-nothing has been changed from original documents.  They are separated by "Article Pages" that you can access from the page tabs on left side of this page.


A copy of the Original Covenants can be obtained from the POA Board or from the Huerfano County Court House in Walsenburg, CO

RESTATED

DECLARATION OF COVENANTS, CONDITIONS, RESTRICTIONS AND EASEMENTS FOR TURKEY RIDGE RANCH

THIS  DECLARATION is made this 30th day of July, 2002, by  Red Creek Ranch of Colorado, Inc. (“Declarant”), and restates, amends, and supersedes in its entirety the Declaration of Covenants, Conditions, Restorations and Easements dated May 15, 2002, and recorded at Reception No. 200200354173 of the records of Huerfano County (“Original Declaration”). The purpose is to exempt the Property (as defined below) from the Colorado Common interest Ownership Act. Capitalized terms are defined in Article 10.1.
